Q.        Since Prudential WRI Realty specializes in the properties in Woodside Plantation, are your agents also able to help me with other neighborhoods?

A.        Yes.  Although we do specialize in Woodside Plantation, our agent’s have years of experience and education in sales and marketing of all of Aiken. 

Q.        When showing homes, do your agents show only your Company’s listings, or other firms as well?

 A.        When working with Buyers, our Agents will show all homes that might suit the client’s needs.  As part of the Aiken Multiple List Service (MLS), we have access to all listings entered into the MLS.  Our agents can sit with the Buyer at the computer and pull up all possible listings and neighborhoods, and review them before going out to look.  This is valuable to the Buyer because you can review color photos of the home, size and details before actually going to look.

 Q.        When working with a Buyer to purchase a home, do your agent’s represent the Buyer or the Seller?

 A.        When working with a Buyer to purchase a home, we represent the Buyer.  When working with a Seller to sell a home, we represent the Seller.  If a Buyer chooses to look at and offer on a home we have listed, a Disclosed Dual Agency representation takes place.  Traditionally, the real estate commission is paid by the Seller, through MLS compensation and cooperation, unless otherwise negotiated.

 Q.        Once a Buyer finds a home and makes an offer, how long before the closing takes place?

 A.        The closing date is a negotiated item between Buyer and Seller as well as other terms of the contract.  Typically, the Buyer will offer a closing date that works well for their personal situation and if it doesn’t suit the Seller, the Seller will change the closing date in a counter-offer until agreement is reached.  If the Buyer is getting a mortgage the Banks usually recommend 4-6 weeks until closing, but most can accommodate sooner.

 Q.        When a Buyer has a ratified contract and needs to contact a Bank for financing, who do you recommend they call?

 A.         Choosing a bank for a mortgage is the Buyer's choice, and any of our agents will be glad to make several recommendations.

 Q.        Once a Buyer chooses a home, do you recommend they have a home inspection done?  

A.        Yes.  We see home inspections on nearly every sale.  The Purchaser chooses and pays the home inspector of their choice.  This is the Purchaser’s opportunity to find any heating, air conditioning, plumbing, venting, electrical, and/or structural  items that may be in need of repair.  Repairs are generally finished before closing.
